Before starting to build a house, the developer must assess whether the soil can withstand the additional load. Practice shows that you should not rely entirely on the results of geotechnical surveys carried out the day before. It is necessary to personally verify the impeccability of the calculations. If you do not pay due attention to the procedure for examining the bottom of the pit, you may encounter irreversible consequences in the future, including the collapse of the building. Objects located in areas with significant traffic, for example, near the metro, are at greatest risk. In such conditions, even a slight flooding of the building promises to turn into a disaster.

Inspection of the foundation pit of a built house

It is possible to make a decision to inspect the bottom of the pit and draw up a report based on its results, even if the house has been commissioned for a long time. This need arises:

  • due to changes in the design of the new building or its foundation during the period after completion of construction;
  • when there is a sharp change in the hydrometeorological factors of the territory (for example, an increase in the level groundwater or the formation of landslides).

Often, the excavation inspection is carried out several years after the house is commissioned. And if the situation is not going well, urgent measures are taken to strengthen the foundation or drain water.

Safe foundation

Inspection of the foundation foundation soils ensures the accuracy of design calculations and, ultimately, the safety of the building. The examination will help establish:

  • whether the rocks indicated in the technical report are identical to the real layers of the cut;
  • where is the zero level of the pit, and does this point correspond to the parameters of the prepared project;
  • Do the control marks match the levels?


Pit inspection procedure

The inspection of the pit is carried out with the help of a geologist, and the result of the work is accepted by a special commission consisting of a representative of the customer, contractor and government agencies involved in control and supervision in the construction industry.

Inspection of the pit by a geologist is carried out in several stages:

  • familiarization inspection;
  • assessment of spatial characteristics and their possible dynamics;
  • study of the physical parameters of soil samples (a specialist takes samples from the walls of a pit undergoing inspection);
  • comparison of the results obtained with the indicators recorded in the technical report;
  • preparation of a pit inspection report, which contains data regarding the characteristics of the soil, the occurrence of groundwater, the compliance of foundation laying points, etc.

The result of the survey becomes the basis for the commission to make a decision: to begin construction at the design elevations or a shift will be required.

Complications and risks for builders

Inspection of the pit can present very unpleasant surprises. The procedure is often complicated by a number of circumstances:

  • The area is regularly flooded and there is a need to drain it first.
  • The site is experiencing increased load in the form of old utility networks or foundations. In this case, when examining the bottom of the pit, additional soil samples will have to be taken.
  • There are significant discrepancies between the results of the survey of the pit by a geologist and the design data. This situation requires new engineering and geological surveys, the composition and scope of which will be determined by the commission. Based on the results of additional research, the construction project is adjusted.


Pit inspection report

The final document of the survey is the excavation inspection report provided for by SNiP. It contains comprehensive information about the studied soils and the features of the pit itself. The act is carried out in several copies: for the customer, the contractor, the geological company that carried out the survey, as well as state supervisory authorities.

An analysis is carried out of how real indicators correspond to those stated in the project, and other information of an additional nature. The base surface must be dry - this is important during the inspection procedure. Very often, geological surveys to survey a pit encounter certain difficulties. If research is carried out in a city, difficulties arise that are technogenic in nature: in the process of digging a new pit, parts of the foundations of old buildings and areas of technogenic soil are encountered. In this situation, there is a need for additional soil sampling and its careful study in order to explore the area of ​​future construction as much as possible. If the results of a control study of the soil were obtained with large discrepancies with the standards established in the project, additional studies are carried out in this area.

Inspection of pits

When drawing up the act, it is necessary to have representatives of the Technical Customer, designer's supervision and the responsible producer of the work on the commission. The act is drawn up in at least 4 copies and signed by each member of the commission.


After signing the act, each sample will be sealed with the seal of the organization that carried out the inspection. Specifics of the inspection procedure The initial stage of the inspection is a visit to the territory where the pit is located by a specialist in the field of geology.
The geologist gets acquainted with the dug pit and gives a description of the soil; the soil on the walls of the pit is examined. In order to clarify the new indicators and detail them, data from an official technical report compiled during previous studies is used.

All pits are subject to inspection, which is carried out by geological specialists. After the inspection procedure, the pit is accepted by a special commission; the customer or his representative must take part in this process. The survey is carried out in order to determine the compliance of technical indicators between the already excavated soil and the established plan based on data obtained during geological surveys.
