It was a good investment for us - an apartment for our son and his future family. An area with good ecology, the price of apartments of which can be met by average residents of St. Petersburg. The houses are nice, not like many people like to build with walls, they don’t block the horizon, the windows are large (50 cm from the floor), they promise beautiful green courtyards. There are no old buildings nearby, with the exception of abandoned factories (or some institutions) near and private sector. Good sales office and our manager. So far everything is fine.

I'm not a fan of giant heights and consider this a very big advantage.

And if there is a choice between the Devyatkino district and this one, then I would certainly choose Orlovsky Park, although they are about the same in cost. There is a lot of vegetation and lakes nearby. The area is still underdeveloped, which is why the infrastructure here is not sufficiently developed, but I think it’s only a matter of time. Kad is close enough that you can get anywhere without traffic jams. The area is still sparsely populated, there is no mass gathering people, like in Devyatkino. I hope the developer’s business will go well and the construction will be completed and all the planned buildings will be erected.

The peculiarity of living in this area is that it is practically suburban and having a car is desirable for a normal life. Since I almost never drive except by car, I don’t see any particular inconvenience even now. The access roads are fine, there are almost no traffic jams, and within a few minutes drive There are many shopping and entertainment complexes. I’ll somehow survive if it’s difficult to run out for dumplings at night. In comparison with other residential complexes at a similar cost, Orlovsky Park looks much preferable to Murino or Kudrovo. I like the architecture, the layouts are convenient. The ecology of the area is excellent. There is no influence of the industrial zone, and it does not have any hazardous industries. It seems that in the future this place will add infrastructure facilities and opportunities to get to the metro. What will happen to the price of housing then?

Strange project: let's start with architecture - some block houses, there are empty fields around without greenery, it feels like there is no one around. A typical high-rise building in the style of the 90s: they build it as high as possible, as compact as possible, from simple and cheap materials, and don’t bother with arranging the surrounding area. But the place is promising - it’s within the city, which means there will be city registration and access to educational and medical institutions will be simpler , the Parnassus metro station is visually far away, but tolerable, the Suzdal highway moves quite briskly on weekdays. Well, the prices are not the wildest - 3 million for a one-room apartment 2 years before the end of construction - this is normal.

It seems to me that Orlovsky Park is a breath of fresh air for St. Petersburg, literally - pay attention, at least on the map, how much greenery there is around. Yes, you will have to wait a little before moving in, but consider that a couple of buildings will be occupied by the end of this year, plus there is time to save up some money and sort out your previous place of residence. I can’t find a decent alternative yet, so most likely I’ll go soon to conclude an agreement.

In the apartment, despite the heating, which also has questions, it feels as if you are outside and there is a whistle from the wind in the cracks and cold, considering that the front door is opposite and everything blows there (there are no rubber seals on the door).

Location

The Orlovsky Park residential complex is located on Orlovo-Denisovsky Avenue. To the south of the site is Novo-Orlovsky Park, through which the Kamenka River flows. The forest park is surrounded on both sides by reservoirs - the Shuvalovsky quarry and the Sudal lakes. There are also industrial facilities in the area. In a special economic zone"Novo-Orlovskaya" next to the complex will create 18 thousand jobs at enterprises. So far, only two factories operate here: the pharmaceutical Novartis and the mechanical engineering Reducer.

The area's infrastructure is still developing. The nearest shops are 1.5 km away, and you will have to take a bus to get to schools and kindergartens. All social facilities the developer will have to create from scratch.
