We went to the Zapadnoe Murino microdistrict, Vsevolozhsk district Leningrad region by car. There are not many roads leading to this rapidly developing quarter, or more precisely, only two. The main one is an unnamed road, which is popularly called the road to Murino. At one time, it was built to provide access for construction equipment to construction sites. Several years have passed since then, not a single new building has been completed, but the road has not been widened, and traffic jams occur here both on weekdays and on weekends.

As an alternative, you can use the passage under the Ring Road, which connects Okhtinskaya Alley in Murino and st. The upper one behind the Ring Road. The passage there is also not wide, and traffic jams also occur. From Sokol to both exits the drive is approximately the same.

The project is being built next to the finished and inhabited part of the quarter, close to and from. On the other hand, the company’s projects under construction are adjacent to Sokol - and.

The Sokol complex is being built by a little-known company. The developer is part of the Moscow Vanag group of companies, which was founded in 2002. So far, the developer has only one project in its portfolio – “Falcon” itself, but the company has not been able to complete it in a timely manner. Initially it was planned to put it into operation at the end of 2015, but the deadline was postponed several times. The current building permit is valid until the end current year. But the sales department assured us that all buyers will receive the keys to the apartments this fall.

It is difficult to imagine what could prevent this promise from being fulfilled - externally the building looks ready, the facades are covered with porcelain stoneware slabs. True, at the time of the visit we were confused by the stream of water flowing from last floor. We were unable to find out exactly what this phenomenon was. Probably, problems with internal communications were solved in this way.

The entrances to the house are not ready yet - there is mud and puddles all around. To get closer, we had to make our way along improvised walkways made of wooden pallets.

Apartment and house

The project is not entirely typical for Murino. The complex consists of one building in the shape of the letter “L” with a height of 15-20 floors, built using monolithic frame technology. There are only 4-5 apartments per floor, and each front door will have 3 elevators.

But it was not possible to find out what the halls and staircases will look like - there are no renderings on the developer’s website, and the sales department manager was unable to clarify this information. We can only hope that the developer will not skimp on finishing the places common use in a house so long awaited by buyers.

The apartment layout also noticeably distinguishes the Sokol building from the Murino high-rises - there are only 392 apartments here. The options range from one- to three-room apartments; there are no studios at all. Most of all here are one-room apartments - about 55%. About 34% are occupied by two-room apartments, the rest by three-room apartments.

The minimum footage of a one-room apartment is 36.4 sq.m. This is exactly the option that was suggested to us by the sales department manager. Standard layout: kitchen 12 sq. m, room is almost 16.5 sq. m, loggia, combined bathroom and hallway. For such an apartment without finishing, the developer asks 2 million 839 thousand rubles.

By the way, buyers will receive all apartments without finishing. However, in the company’s office you can conclude an agreement for final repairs with a contractor who works with StroyTechInvest 25. The cost of such repairs starts from 5 thousand rubles. per sq.m. It is worth checking with the contractor himself about the materials used for finishing; the developer could not comment on this issue.

How to buy an apartment

The developer offers standard conditions for purchasing apartments in the complex: mortgage, installment plan, one-time payment.

Residential complexes are accredited by only seven banks, but among them there are Sberbank and VTB 24. For example, in Sberbank you can take out a loan at 7.4% for up to 30 years with down payment from 15%.

The developer is ready to discuss the terms of the installment plan personally with buyers. The manager noted that there are no standard conditions, the developer promises each buyer an individual approach.

Infrastructure for children

Children's infrastructure inside the complex is limited only to a playground. So, residents will have to rely on kindergartens and schools in the neighborhood.

About ten kindergartens have already opened in the western part of the village of Murino. So far, the nearest residential complex “Sokol” is approximately 1 km away. There is only one school in the village and is located quite far from the complex - at a distance of approximately 1.5 km. However, another one should be completed soon educational institution– in the “GreenLandia” quarter. It will be a little closer for schoolchildren from Sokol to go here.

WITH medical care in Murino it is still somewhat worse - there is no state clinic for children here. The authorities have long promised to build it, but so far no funds have been allocated in the budget. But in the microdistrict large quantities Private medical clinics are opening.

Infrastructure for everyone

The first floor of the complex is given over to shops, cafes, pharmacies and more. Well, this will be convenient for residents of the complex, especially until the road from the residential complex to the residential areas is put in order.

The sales department told us that they would install a sports ground in the yard, plant bushes, and sow lawns. It is even promised to create a small separate area for walking dogs. Buyers will have to use their imagination: the developer does not have any renderings showing landscaping.

In addition to your own commercial premises, there is a lot of infrastructure in the neighborhood. Several small grocery stores are already operating in the Lastochka residential complex, which is literally a stone's throw from Sokol. There are chain supermarkets, hairdressers, bakeries, pharmacies and veterinary clinics. As already mentioned, commercial medical institutions are opening. All can be reached on foot.

Relatively recently, literally half a kilometer from the residential complex, a sports club with a swimming pool opened. At the exit from the village there is a Lenta hypermarket, and in 10 minutes you can drive to the Park House shopping and entertainment complex. Of course, if there are no traffic jams along the way. But it seems that residents of new buildings in Murino are already accustomed to wasting time, standing idle in endless traffic jams.

Parking

Residents of the complex will be able to leave their personal vehicles in underground parking. True, there are only 91 places. The cost starts from 530 thousand rubles. There will also be open parking for 21 cars in the yard. Obviously there won't be enough space. Nadezhda Ekaterininskaya Street, along which the residential complex is being built. After its improvement, parking “pockets” will most likely appear, as has been done on almost all streets of Murino.

Security and service

The developer promises to fence the area and install CCTV cameras. But they do not plan to close the yards from cars. Residents will have to resolve issues with the availability of security and concierges on their own.

Area

The development of the former state farm fields of the Ruchyi enterprise was, one might say, inevitable - this is the only territory of the Leningrad region that has its own metro station. Construction continues to this day.

Now the West Murino microdistrict is a full-fledged residential microdistrict. Obviously, this is where it is easiest to buy inexpensive starter housing, so the residents of Murino are mainly young families and students.

The main problem of Murino is the lack of parks and squares for walking. Locals They began to improve their neighborhood themselves, and also turned to the authorities with a request to create a green zone in the field between Murino and Bugry. But, apparently, houses will be built there too. Considering that the buildings in the village are very dense and high-rise, walking along the stone monsters is not the most pleasant experience. There are simply no other places to walk.

The only plus is that there are no hazardous enterprises or industrial zones nearby. But the number of cars is steadily growing, and there were still no green areas. In addition, the noisy and polluted ring road runs very close to the village.

Transport

Pedestrians will be comfortable in Sokol - the metro is not far, the walk is no more than 700 m. However, it will not be possible to take a shortcut - Ekaterininskaya Street, leading to the metro, has not yet been landscaped. To the city center by public transport the journey will take about an hour.

It's not easy for motorists in Murino. Eternal traffic jams force some people to change their personal transport to public transport. While there are not many exits from the microdistrict, they are not equipped and quite narrow for such a flow of cars.

Of course, the regional government has long promised to build both a direct entrance to the Ring Road and an interchange hub near the Devyatkino metro station, but so far the work is progressing slowly.

Results

It could well become a pearl among the high-rise economy class projects of Murino. But, alas, the developer’s lack of punctuality reduced all the advantages of the project to nothing.

The main advantages of the complex are its balanced apartment layout - there are no small-sized studios in the project, there is a comfortable number of apartments on the floors. At the same time, the prices are quite affordable. The developer offers various ways payment.

In addition, new residents will not have to deal with a lack of infrastructure - the microdistrict is already inhabited, almost all the necessary facilities are open.

However, the completion date of the complex has been repeatedly postponed; although the security measures are above average, residents will still have to resolve many issues on their own. One of the main ones is where to park the car? There are very few parking spaces; all available spaces nearby are filled with cars.

In addition, there is not a single green area in Murino so far - for walks you will have to go either to city parks or to the nearest suburbs.

And, of course, we should not forget that home buyers in Sokol can only count on regional registration.
