Interior decoration any house, any apartment decays over time - slightly lagging wallpaper and in some places a darkened ceiling unobtrusively hint to residents about the need for repairs. But what will this repair be like - a light “cosmetic” with the replacement of wallpaper, painting the ceiling, plinth and, possibly, internal doors, or is it time for a major overhaul, or maybe aim for a European-style renovation and for the first time in your life feel like the owner of a full-fledged European home? Ignoring the "cosmetics" and, albeit larger, but the same boring "capital", let's focus on renovation and find out what is hidden behind this concept.

What is renovation

The usual pattern of surrender apartment building in Russia - all the main communications are laid, the walls and ceiling are plastered, painted or covered with wallpaper, standard set plumbing fixtures (toilet, bathtub, sink sinks) are installed, internal and external doors are in place, flooring is available. So, according to the selection committee, apartments in a new building should look like when the object is handed over. And what are the first steps the owner of an apartment in such a new building takes before actually moving into it?

That's right - he hires a team of craftsmen who demolish some internal partitions, remove all decoration, communications and doors, and correct a lot of mistakes made by the builders. And all these measures are being taken for one simple reason - the construction standards in Russia are much less stringent than in the EU countries, and the performers do not have sufficient qualifications.

In Europe, apartments in new buildings are rented out and accepted by the selection committee unfinished, i.e. the walls in them are not covered with a layer of leveling plaster, there are no internal communications or plumbing fixtures.

According to the requirements of DIN EN 18202:2002-10, the maximum tolerance in angular deviations per three meters of any plane must not exceed 8 mm. When compared with similar domestic requirements, European standards are twice as strict and any violations of DIN EN are corrected at the expense of the construction organization without any reservations. Take a look at the joining lines of the walls in your apartment - are they perfectly even and made in a right angle? It is very unlikely, while according to the European standard, the angles of mating walls cannot be more or less than 90 °, except for those cases when architectural solutions other corners are laid. According to the requirements of European standards, engineering communications of fan pipes cannot be performed otherwise than from copper or, in last resort, from steel pipes - domestic builders, in order to save money, can supply cheap plastic pipes in your new home. What about power grids? Laying an electrical cable in a corrugated hose for European builders is not some kind of innovation - this is the norm! By the way, in the EU countries there is a strict rule regarding the number of machines in the electrical panel - one machine for two light bulbs or sockets.

With regard to renovation in Russia, the following stereotypes have developed - the mandatory use of drywall, the construction of various curvilinear structures from it at several levels, some columns and arches, a lot of spotlights, a steel door at the entrance and iron bars on the windows are required.

From the point of view of an ordinary European, "Russian renovation" is absolutely ugly and economically unprofitable.

In fact, European-quality repair does not mean living quarters oversaturated with clumsy structures, but the compliance of the quality and procedure for carrying out repair and finishing work with the requirements building regulations operating on the territory of the European Union, namely DIN, EN or international ISO. The choice of certain rules for carrying out repair and finishing works, indicating their names and editions (for example, DIN standards are reviewed and changed every 5 years), takes place at the stage of negotiations between the customers of European-quality repairs and its contractor. When choosing European standards, it is important not to allow them to diverge from the mandatory building regulations in force in the country where the property being renovated is located.

In other words, if a potential contractor, when describing a European-style renovation during negotiations with a customer, illustrates the future decoration of an apartment as a “gypsum plasterboard triumph” - know that this is not a European-quality renovation at all and the degree of professionalism of this contractor is insufficient.

Renovation or high quality finishes

There are dozens of countries on the territory of Europe, each of which has its own technical rules for carrying out repair and finishing work. Often it is difficult for both the customer and the contractor to navigate the variety of standards and choose the most suitable for work in a particular house according to their conditions, especially since the texts of European standards are published only in the languages ​​​​of their developers, mainly in German and English. And if negotiations on this issue reach an impasse, it would be appropriate to refuse to follow the standards of European-quality repair and adopt domestic standards defined by SNiP 3.04.01-87 as “high-quality finish” as technical rules.

In the mentioned SNiP, the quality of repair and finishing works is divided into three types (classes) - simple, improved and high-quality. Consider each of the types of finishes on the example of plastering.

Simple plastering is usually carried out in the technical rooms of buildings - attics and basements. A simple plaster is applied with a basting on the primer layer, followed by leveling with a “falcon” (a flat square-shaped tool, a handle is fixed in the center, all edges are rounded to the side with a handle), its average thickness is 15 mm. The maximum permissible deviations for surfaces plastered with simple plaster are 3 mm per meter of plane and not more than 15 mm for the entire height of the wall.

Improved plaster finishes the premises of public buildings, such as hospitals, kindergartens, schools, etc., residential buildings"high class" and some industrial buildings. There are three layers to be applied - a primary 5 mm sprayed layer on brick or concrete walls, then a primer layer 5-7 mm thick and, finally, a 2 mm covering layer, carefully leveled and rubbed with plaster trowels and smoothers. The average layer thickness of improved plaster is 20 mm. The largest allowable deviations of such plaster are 2 mm for each meter of the plastered surface and no more than 10 mm for the height of the wall.

High-quality plastering is performed when plastering rooms in buildings of “special comfort”. Prior to the actual application of the plaster, the surfaces are carefully hung with plumb lines and marked with a water or laser level, quick-hardening marks and beacons are set. The first two layers are carried out according to the markup in the same way as finishing with improved plaster, with the difference that there are several primer layers, the finish layer is aligned strictly along the beacons. The average thickness of high-quality plaster is 20 mm. The maximum deviations allowed by technical rules for plastered surfaces in this case are 1 mm per meter of plane, not more than 5 mm for the entire height of the wall. All lines and corners at the interface of surfaces, separated by high-quality plaster, can only be perfectly even, without any reservations.

Important: class and a detailed list of upcoming repair and finishing work must be included in the estimate attached to the contract for their execution. Do not rely on agreements "in words"!

Classic mistakes when performing European-quality repairs

The main miscalculation of repair and finishing works customers is the lack of a full-fledged project. Some kind of general concept and calculation for gravity will not be enough, because. a series of alterations will delay the commissioning of the object and force the customer to make unplanned and very significant expenses. Three working projects are needed: for redevelopment; electrician; design.

In plumbing and sewer communications, errors are always associated with a lack of understanding by the customer of physics - the farther the sink, toilet bowl and bathtub are moved from the sewer riser, the higher they should be raised above the floor level, otherwise there is no way to achieve high-quality flow and there will be an eternal fight against blockages. Heating radiators should not be transferred: firstly, their movement will require the walls to be shredded under the pipes, which will weaken their design; secondly, the location of radiators under the window opening is the most correct, because they work on the principle of convection, cutting off cold air from entering the room. And one more thing - gas pipes should not be embedded in the walls, in the event of an accident it will be difficult to get to them and you will have to break the walls, and these are new repair costs.

Miscalculations with walls, ceiling and floor are always associated with the lack of a full-fledged project, including taking into account the placement of all, without exception household appliances. Internal partitions during redevelopment are usually made of drywall, the bearing capacity of which is fundamentally different from the usual brick or concrete wall. Drywall is not strong enough to hold heavy items like bookshelves and even more so boilers, because it is formed by just a layer of gypsum between the outer layers of cardboard. Hanging on plasterboard partitions of any household items heavier than a photograph requires the advance introduction of special embedded elements into the frame structure or reinforcement with a plywood sheet. The situation is exactly the same with a plasterboard multi-level ceiling - without preliminary preparation of fasteners embedded in a concrete ceiling, it will not be possible to mark a heavy chandelier!

Rushing to level the floor without first deciding on the nature of the floor covering will lead to the need for complex rework - for example, a parquet floor requires one screed height, but a tile floor is higher. And the performers have to remove the thickness of the previously made screed for parquet, and the customer has to pay for completely unnecessary amounts of work ...

When choosing a material for finishing the floor, it is necessary to accurately break down the common floor plane into work areas, and this should be based on the upcoming operational load on the coating. For example, laying parquet in the hallway will be completely irrational, because the wet and slushy seasons of our climate will spoil the parquet board in just two or three years - it is still better to cover the floor in the hallway with tiles or linoleum. Finishing material for walls and ceilings must be checked for the presence of a fire certificate, finding out which combustion products will be released into the air when it ignites.

Run electric installation work in the correct sequence "plumbing communications-sewer-electrical-ventilation-walls-floor-ceiling" during redevelopment will not succeed, because part of the wiring can be placed in the walls only after they are installed. However, the wiring to the walls can be laid in the floor before the screed is completed, thereby avoiding the need for its gating. All other cable communications - for the Internet, a satellite dish, air conditioning systems - must be completed before the walls, ceiling and floor are finished, thereby avoiding lines of cables and wires that are visible after the repair is completed, which in no way improve the design of residential premises.

Finally, such a recommendation - plan in advance the purchase of household appliances, finishing materials and furniture that require specific installation conditions and supply communications to them. If the wires do not withstand, they will melt and a short circuit may occur, and we think you know what this is fraught with. At the same stage, it is necessary to complete the wiring of the remaining life support systems: communications for the plumbing system, heating, sewerage, etc. If necessary, old metal pipes can be replaced with new, more reliable ones. Stage 3: rough (starting) finishing of the ceiling

A completely different case with a stretch ceiling. Its installation is recommended to be carried out as a last resort, without preparing the ceiling in a special way.

Stage 4: rough (starting) wall decoration

After the new double-glazed windows are in place, they need to be protected by covering them with foil and tape. Now you need to take care of the slopes and all the walls in general: level the slopes, plaster the walls, putty them and clean everything, thereby preparing the surface for finishing. If you follow this sequence, then the dust that can get on the windows will be minimal. Please note that steps 3 and 4 can be done at the same time, since all the work is almost identical.

Stage 5: floor screed

The rough finish is almost ready, you just have to complete it on the flooring. At this stage, you have walls and ceiling ready for finishing. And what to do with the floor? When you decide to leave the old coating, which is well preserved, you can skip this step and move on to the next one. If you need to make a new floor, and its base does not match established requirements, you will need to make a screed. What it is? Leveling cement-sand layer, which gives the surface rigidity. Another option for preparing the base is pouring a self-leveling mixture, of which there are many on the market. It remains to wait for complete drying and you can proceed to the next step.

If parquet will serve as a floor covering, then its installation should be done immediately after the rough base has dried. No matter how hard parquet installers try to convince you that the sander they will use is capable of working without dust - do not believe them. Dust will be present in quite in large numbers. Therefore, everything must be done before the walls and ceiling are finished to the finish. Then the finished parquet must be covered so as not to damage it during subsequent work.

Stage 6: priming the walls and ceiling

At first glance, this step may seem insignificant to you, but applying a primer to the walls and ceiling is a must if you don't want all your work to go to waste. The primer has good adhesion and transfers it to the treated surface. This property allows the materials to adhere well to each other. The primer will penetrate deep inside. Thus, the applied finishing material will adhere firmly to the walls and ceiling.

It is necessary to apply a primer to the surface of the walls and ceiling according to the manufacturer's instructions. To check whether everything is primed with high quality, you need to wait until it dries and just run your hand over it. Now look at your hand - if there is no dust or dry putty left on it, you did everything right and you can proceed to the next step. If there are dust residues, go through the tool again.

Stage 7: finishing (final) finishing of the ceiling

Now you can say that you have reached the finish line, since the main part of the work has already been completed. You just have to arrange everything and put it in order. The first step is to finish the ceiling. As a facing material, wallpaper, decorative plaster, polystyrene plates (cheaper option), plasterboard constructions or PVC panels ( great option for damp rooms such as bathrooms and kitchens).
